Transfer Of An FHA Appraisal

I was contacted by a Lender asking me to send them an .xml copy of an appraisal I did in January for another Lender. The appraisal has been transferred to them and they indicated they were having trouble opening the attachment that was sent. I told them they had to get this information from the original Client but they responded that since the FHA case number was assigned to them I can send them the appraisal. I’ve never heard this before so I’m wondering if anyone else has?
 
Not your problem. Tell them to update their computers or software or what ever because this is done every day.
 
Edited Clarified: In being "helpful", at a minimum have them send you the FHA Connection information (let them do it) & the verification of lender transfer pages "Workfile PROOF".
Will they then want you to Change the Named Intended User?
Time is what??? $$$$$

Where in USPAP's ETHIC RULE would one find the "case number transferred" exception? :)

They're still playing these games? Send them a message asking them if they've ever done an FHA insured loan. Or are they simply lying?
 
My HOC has no problem with sending the new assigned lender the XML but I do request the new lender to E-Mail me a copy of the case assignment so I know for a fact it was done. The new lenders name and address does not have to be changed anymore and FHA does not want the appraisers changing the name.The new DE Underwriter uses a form #54114 to tie your appraisal into the new loan package. If you are still confused contact your HOC give them you case number and get direction- OR just make your life easy and send the XML and be done - Note: I have also picked up some new customers by making life easier for them : ) LOL

Yes I have. An FHA appraisal requires additional inspection requirements. Unless you practice those in the field as part of your regular inspection, this would require you to go back out to redo the rest of the inspection. If this is the case and you need pictures in the attic, test the electrical and plumbing...etc Then you would need to charge for another trip fee. Which I am not sure if that would entail a new inspection and appraised date of value and a few new comps. Charge accordingly if you do. At that point it is almost like a new appraisal or close to it. If you do put a new date on the appraisal inspection then be sure to check I have appraised the property within three years.

Post: I think it was already FHA and not A (conversion) New Assignment.

FHA (extended to the HOC) is an intended user but not the client.
 
Let's review the original post, OK: "I was contacted by a Lender asking me to send them an .xml copy of an appraisal I did in January for another Lender." "....FHA case number...."

In the past, the transfer system lenders use for FHA reports DID NOT ALLOW (or would not transmit) the .xml of the report originally sent to the first lender. This has been a problem with how the HUD/FHA portal internal computer system was designed.

FHA assignments, and the corresponding reports, can be transferred under the original Case Number to a different lender if the borrower requests that to be done. That new lender gets all the loan documentation and the report PDF from the original lender.....but they have not been able to get the .xml. That's why appraisers have been getting requests to SEND THE .XML only to the new lender. There is no problem doing this. There is no revealing of anything confidential, because the NEW LENDER already has everything except the .xml. There is no 'reassignment' to a new lender name when all they ask for is the .xml copy of the report.

I recently read that HUD/FHA will be updating their 'portal' system. Reading between the lines of the news release, it appears to say that everything connected with the appraisal will be transmitted to the new lender. That means appraisers should stop receiving requests to send the .xml only. At least we hope so.
