Transfering an appraisal report

Man this is MLB However how can I say that if Bank B shows me a "transfer" letter? However I believe I c an say "Any revisions to my apraisal report has to de chanelled and authorized by my client
Because B was NEVER your client. Bank A's actions can never absolve you of your responsibilities under USPAP. As others have stated, USPAP applies only to appraisers, not clients.
Curious why you keep fighting this? Is bank B kicking back that much? If so, sounds like a client you would not want anyway.

The case was solved Bank B called Bank A, my client, and Bank A authorized SOME of the items requested by Bank B and the issue was solved. I delivered the corrections to Bank A. As I wrote before the ONLY reason I opened this thread was to see if this situation was somewhere in the USPAP manual either as an AO or FAQ Well apparently it is not However the issue of client relation is enough to justify my action and I thank all that have clarified it.

You said tha USPAP appplies to appraisers and not client. However the person that first asked for the revisions from Bank B is an appraiser. So does USPAP applies to him? I believe it does. He should never had asked for this "revisions" unless he requested a new assignment

And you are right I do not want Bank B as my client That's for sure

Bank A did not cancell it They issued a transfer letter authorizing Bank B to use it AS IS For this reason Bank B has no right in asking me to change anything in the appraisal report. So what I want to know is if this is written anywhere in the USPAP manual
Bank B is not your client. Period. They want changes, they need to request their own appraisal report.
 
For any assignment, your client is always the client for that assignment. You can't change it. The Lenders can transfer an appraisal to another Lender. You can't just change the name on the appraisal report. They can order a new appraisal on the same property. They can request that you keep the same effective date. You must keep a separate work file.. although it can be thin with references to the previous appraisal. And.. you can charge them as little as you choose to.

You are correct in everything you write. As I have said before the reason that I started this thread was to find out if there was an AO or FAQ that specifically said that I cannot change anything in the report as requested by "Bank B" Well, apparently there is not. However all the persons who posted agreed that what determines that I cannot do it is the client appraiser relation In other words Bank B is not my client and cannot ask any change unless he requests a new assignment

Finnaly I will like to thank all the piers that posted in this thread It served its purpose Best regards to ALL of you
