I am appraising a duplex. There is also a guest house on the property. All three are rented out and all three are on separate electrical meters with different addresses. All structures are legal per zoning. Do I grid out all three units and say it is a triplex and count all sqft or do I value the guesthouse as an additional amenity etc?
