Triplex/Duplex Question

I am appraising a duplex. There is also a guest house on the property. All three are rented out and all three are on separate electrical meters with different addresses. All structures are legal per zoning. Do I grid out all three units and say it is a triplex and count all sqft or do I value the guesthouse as an additional amenity etc?

It isn't a triplex, which is a building with three units, but it is a three unit property.

I do know it is a small complex.
I do not know if it is GSE bound.

Mich said it well, three rentable units. It happens to be in configuration of a duplex and detached third unit, (guest house)

If I had to label it, I'd call it a triplex. (and then explain the configuration and the sketch will show it as well)

I think there is some confusion on how you are describing the configuration of the units vs. what can legally exist on the site.

When you say "duplex", are you using that term to describe a two-unit attached improvement?

When you say that all units are "legal", do you mean that, per the zoning ordinance, all three units can be rented out (in some jurisdictions, a 2-unit property may have an accessory unit, but by code it cannot be rented out)?

If your property's zoning allows for three units, and that is what exists, then where I come from, I'd describe your subject as a 3-unit (triplex) property.
Each unit can legally be rented out.
The owner of record does not have to live on-site/occupy one of the units.
