No more embarrassing than when they lied and stated that the Virginia Real Estate Appraisal Board adopted that the Current VA fee as the presumptive MINIMUM customary and reasonable fee.Not an indicator, but likely to turn into an embarrassment when appraisers cite it as "proof" when arguing (as they will) against anything AMC.

Maybe, or maybe the supply of appraisers in the areas you worked in VA was less than the areas you worked in DC and MD.All I know is when I was doing business with STARS, the base fees in VA were a good 20%-30% higher than the fees in DC and Maryland. So whatever VA did in recent years had some kind of impact on fees. I think it might have been the requirement to include the fee in the report.

Maybe, but I don't have any data either to tell one way or another. The only thing I do know is that when I was appraising in that area, I knew quite a few appraisers who were licensed/certified in MD and DC, but not VA, but not many who were licensed in VA, but not DC and MD...but that is just anecdotal and certainly may not accurately reflect overall numbers.Maybe. I don't have any data but I think Fairfax, Montgomery, and DC are probably all equally over-supplied.
There are less appraisers in DC than MD or VA, because DC is just one city and is a very small geographic area, but that does not mean that the supply of appraisers as a percentage of the demand for appraisals is any less in DC than it is in MD or VAI always thought there were far less appraisers in DC than the VA and MD suburbs. On top of that, many clients now wish to assign work based on the appraisers location, how many appraisers can actually afford to live within the DC boundaries.
