In the past I have used detached homes as comps for attached homes, if the market data is really lacking. If you use a mix of attached and detached homes, you should be able to extract a market difference by pairing sales. But only if the attached home is on its' own lot, and is not a condo. I've appraised in some tracts that have attached and detached homes in the same tract, and even on the same block. If the lot sizes are about the same, I have seen differences of about 10% of the sale price in tracts with attached and detached homes.
