So who have you been letting define that up to now? Thus it is put appraiser burden to define the subject is single home, town house or condo.
It is a new form, no big deal to me. I went from handwritten to what we use today and survived the changes. I am going to reserve any criticism until I see how the software works. It is supposed to be a dynamic form that only requires some fields if they apply to the characteristics of the subject property. Not sure why so many are freaking out, but some people are alway adverse to change.Hi, can anyone share what do you think about about new UAD 3.6 appraisal form? Thanks!
Up to now, every order will define this is 1004 or 1073 assignment, etc. Sometimes lender/ client will mistakenly set PUD as 1073 assignment. Once I sent an clarification inquiry back, they will redefine it as 1004.So who have you been letting define that up to now?
The client can order whatever they want, but I have the final say after I research the subject. It will make no difference with the new forms. You choose the property type and the form will "adapt".Up to now, every order will define this is 1004 or 1073 assignment, etc. Sometimes lender/ client will mistakenly set PUD as 1073 assignment. That is one of the things the new form is supposed to alleviateSame as appraisal reports, for readers to understand instead of flipping pages looking for relevant sections.
Quantifying adjustments for "window surface area" freaks me out…It is a new form, no big deal to me. I went from handwritten to what we use today and survived the changes.
