Here is the best example of the new form I can find. The first 21 pages are what you need to look at. The rest is the various codes that are property specific and won't show up unless they apply to the particular type of property. You won't see condo codes, mfg home codes etc if you are doing a SFR

From our end it's doesn't matter what the new form looks like. What is going to matter is the software and how it works.

The form itself looks fine. Looks cleaner and more organized than the URAR.
 
The thing about the "new form" is that they will be able to add stuff to it when they feel like it. New fields or new sections or other stuff.
 
Wow that says gross building finished area and not gross living area.

Is that the adjustment grid in the form?
I don't see why it would, look at some of the fields. Why would they have gross finished building area, mfg home or townhouse fields if you are doing a SFR
 
The version I saw omits the neighborhood summary altogether. Maybe there's a more current version out there and I'm just missing it. But if it's actually the case in the IRL app then I think that's a problem. Sometimes your subject's market area is the immediate neighborhood so repeating would be redundant. But that's not always the case, and when the two are different then that can become a big issue.
 
No such thing as "subjective adjustments" anymore. They want you to support each and every one. No more appraisers "opinions", just "results" derived from the appraisers "analysis".

Fernando thinks a checkbox monkey really looks at the report. They call them "checkbox" monkeys for a reason. I know for a fact that my clients don't use checkbox monkeys, they use appraisers.
