Do someone knows when is this due? It has been advertised as making things more simple. But in my opinion is making things more miserable. I hope it is move to 2050. Anyone agrees with me? BTW Does this apply to FHA? Probably not

It applies to EVERYTHING, unfortunately. It will start being implemented in 2026 and in Feb 2027 will become mandatory. For a time both formats will be ordered during the transition. Am looking forward to it about as much as you are - going to a class Sunday about it.

At least a root canal is over in an hour. This will torture us every day - far more detail at an inspection ( most of it meaningless to value ) and more boxes to fill out and weird information to track down - at the same turn time and I bet clients will be resistant to fee increases for the extra work and time.
 
Bring it on, and take me out probable. Hoping new business ventures will shield me from having to do uad3, if it is too aggravating, even part time wise. My direct lenders will prolly raise the fee if i cry enough about more time consuming, i hope.

What is particularly galling is when one of them waxes poetic about how much more efficient it will be - well, yes, in a way - it will enable (and mandate) the collection of all manner of IRRELEVANT data (irrelevant to any buyer considerations in purchasing a home, ergo to the appraisal process), as well as force everyone to genuflect before the new "Green Cult", the relevance of which to actual appraising is quite adequately captured by the present process, thank you very much.

And it will also prove quite efficient in driving real appraisers out of the field because it will make the independent appraiser model much more difficult to operate profitably. Who will be left? Newly minted "Appraising Homunculi", working in AMC sweatshop cubicles for peanuts, rubber stamping "Hybrid" products and other, unqualified people's alleged "inspections".

Gee. I wonder how that is gonna work out for the "stake holders" ten years down the road? (Memo - check history books for entries from 2007-2008). :unsure:

But you know what? I'm GONNA LEARN how to do it, because (partly quoting Lee Elia here): "Just to shove it up the M**** F******* people" who are trying to put us out of business. :ROFLMAO:

One upside is that there will no longer be any nonsense with Clients insisting that your report be on a particular form. There will only be one. As you work through writing the appraisal report using the software, it adds sections or removes them depending on the property type and the type of apprisal.
