Every property on the planet has access to high speed internet, it is called Starlink. That is exactly what will be stated in every report I do.
More than likely, you will be doing it wrong.

See above post and a link. Download the f1 file. Use the search function, type in broadband. From there, you will understand how to properly do it.

I think the whole thing with the internet availability is odd since you can get it just about anywhere in the US and Canada and the places you can't get it are probably off the grid and they aren't getting loans or needing an appraisal.

Not saying you are wrong, but here is my view. Keep in mind I do not know why they are requiring it. I think I read somewhere as to why, but cannot remember.

In my area, rural to suburban, internet service is a hit or mis. Google and other firms are rapidly installing fiber optic. Others are typical broadband coaxial.

Many people now work from home and need high speed internet.

On ever listing, the agents states...fiber optic available!! So there must be a demand or a market appeal for high speed internet.

Does it affect the value? I haven't really studied it. Maybe when the supply and demand becomes more in equilibrium, we will have better data? One subdivision has coaxial the other has fiber optic, the other has no line internet connection.

If I was a buyer, I would only consider fiber optic or coaxial. I have two teens, a wife that works from home and I work from home. I need the fastest internet possible.

Now, in the future, will starlink or your cell phone provider will be able to produce faster internet? Maybe...

Starlink is currently 100-300 mbps. There goal in 2026 is 1 gbps.

Ps, keep in mind what, the uad started many years back.......+-2018? Tech is changing faster than we could have ever imagined.

Not disagreeing, but I heard on one of the 3.6 podcasts, that this was an early requirement and it now obsolete. I think he said he would not be surprised if the requirement was eliminated.
 
People who run home offices with high dowload/upload requirements simply will not move into a neighborhood where there it is not possible to install Internet that meets their download/upload requirement and availability/uptime needs. So, a property doesn't have to actually have it installed, it just has to have the capability of having installed. And you should know the download/upload speeds, availability stats, cost range, and providers. I have AT&T Fiber Optic 2.5G up/2.5G down, $120/month free router & extenders. I could get 5G up and 5G down, a bit more expensive. And in that range StarLink is not close. But whether you absolutely need the speed or not, is a different story.
 
It is the 21st century. It is odd that they would exclude a type of internet provided simply because it does not require cables. Perhaps an area where they did not give it enough thought. In terms of value, I imagine in most cases it is not relevant. If I were to appraise a property that has no access to broadband it is very likely that the comps I chose would be similar in that regard.
 
You can also get internet through your satellite dish. There are providers other than starlink

I highly doubt it. Think about what all parties would have to do just to remove it. A monumental task. Heck, the software providers are already behind as it is.

Why would they? The GSEs aren't paying for it? They get to dictate everything and the borrower pays for it. Lol. It's a free service for them....we are the pawns.
