UAD 3.6?

Really. 400sq’ off is considerable. How big of a house? Ironically ANSI wants us to be to the nearest inch and all this scanning stuff is incredibly inaccurate then. Kind of a joke. I’m retired so I will just stick to the laser and doing the sketch.

FWIW I use an IPHONE, at least on most. If the house is going to be really big then may use the IPAD. Just don’t like the camera. I have been telling some people just get the biggest phone they can with a decent camera. I do realize some don’t like the small size of that either. To each their own. I looked at the IPAD mini, but that doesn’t have a decent camera either.

Thankfully, cubicasa was off by 400 sqft...low...which benefited me. I would have came in low.

However, the seller got screwed...the listing agent used cubicasa.

Think about this...if the appraiser used lidar or cubicasa or the pcr inspector did, how long will that bad data be used by the gses avm? Waiver avm would be using that homes sqft for many years down the road.

1. Lidar on ipad....not buying the accuracy. Sorry, if I come in low and my cubicasa ended up being 400 sqft off...just happened a month ago....how many lenders would drop you? I don't think they would give rats butt if you blamed the software...

2. See below. Anybody more tech savy than I? Can they be used with any of the currently available software TO IMPROVE the accuracy? Maybe you do not need a tablet or a iphone with lidar? Scan to sketch or cubicasa?

3. Still waiting for a cubicasa like program where i can edit and adjust right away.




Why do you think that you have to use Cubi Casa or LiDAR?

The GSE's accept Cubi Casa from a data collector for a PDR. IDK if Cubi Casa is accepted from an appraiser.
 
AI comp selection, Lidar measuring.....one is still signing to the old school Certs though.

Is this because the lenders still need a legally signed report tied to appraiser responsibility?

I don't. I'd rather measure my on property....for now.

I was just trying to help others who are thi king about buying a new tablet. I was forced to yesterday.

Also, I know that software providers and others read these forums. My way of providing them with a wishlist.

If I could stick with my Samsung tablet and use a external lidar device....that would be awesome.

Lidar is close....im just waiting for someone that is smarter than me to tell me that external lidar devices are more accurate than ipads lidar...if I have to invest 2-4k in a external lidar device that is more accurate than my personal measurements I'd change in a heartbeat.

Are your clients requesting/demanding a Lidar type sketch? More importantly, are you getting compensated for it? Or, is it just for time savings?

PDR's don't have a license, insurance, or have to attest to certifications. We do. If the technology is not accurate and not there yet, why even bother?

Short story of what happened..
Been using my Samsung tablet for the past 5 years, version 13. I use total for mobile.

I appraised a new construction home last week using my old tablet. No issues, except the sketch can get glitchy.

I decided to get some practice with uad 3.6. Went back out to the same property. Had some issues...got out of the program, tried to open it back up...no go. Would not even open.

After a couple of curse words, did some googling. Come to find out, total for mobile requires software version 15 and up. For some odd reason it still allowed me to use it for 2.6?

That is why I was forced to buy a new tablet.

As for lidar...might as well buy a iPad with it for a couple hundred dollars more...???

Oh, I see now.....my mistake. I thought you were using Lidar technology for your measurements. You're using mobile for Total. My bad.

I have to look into that again especially with the roll out of 3.6. I never got used to it and went back to the clipboard.

Good grief. They don’t even look like the same house!!
 
My software is up for renewal in a couple weeks so I got the call from the sales guy. Obviously, I wanted info of their 3.6 platform. Of course, it was sold as the best thing since sliced bread. “It does everything for you” was the going theme. It pulls all the data and helps quantify and this that and the other thing.

If that is true and other software programs do the same thing, two things pop out at me.

1.Appraisal files will basically go away. There will be nothing to put in them except the order form and a purchase contract. All the “data” and “support” will be uploaded to the report automatically. Which leads to:
2. Appraisers will do a lot less appraising and more just reviewing. There will be a point where appraisers will forget how to actually appraise. They won’t realize it or even care; until they are called to the carpet and have to defend in appraisal in court or an audit. They won’t know how to explain their work and it won’t matter, anyway, because they don’t have an appraisal file.
I call BS on the file going away. You have to have support for your adjustments and it isn't always the sainted regression analysis. For me its never the regression analysis. USPAP requires a workfile, digital or otherwise. The support cannot always be uploaded directly to the report unless you are doing a Vulcan mind meld.

Regression analysis isn’t more accurate than just doing market sensitivity analysis in the grid.
