UAD data base

FNMA made us all use the UAD so that they could accumulate a data base of properties. Wouldn't it be nice if we appraiser's were given access to the data base?

But then when you get stipped for calling something in C4 condition you'll be able to see that everyone else called it C3 condition, and you'll take away all their fun while they make you guess what condition everyone else thinks a property is in.

Oh wait, if appraisers have access to the database, can't we just convert everything into a desktop appraisal and download it all into our software?

WILL NEVER HAPPEN, IT IS FOR THEM TO COMPARE US. Appraiser #1 states Q-1 and Appraiser #2 claims same property Q6.
In a class the instructor said sooner or later we will be answering letter about difference when they have enough data.

I alway wonder why there is not a data base for concession, FNMA has them, FHA, VA , non disclosure to us. WHY don't they have a source for concession if they want us to report them, factually. why do we have to call the realtors and buyer and seller to get information, (which is not supported by documents, hear say data)We are escape goats for failed mortgages.
