UAD Focus

Will take much longer to fill out the form, whether one uses an on site, mobile app, or rely on notes and pjhtoos and fill it in at home office on a desktop.

Can't blame them for requesting more details. However, I doubt they want to accommodate it by expanding the turn time or fee, so appraisers will need to push back on what is sustainable for practice.

Quantifying the unquantifiable judgment call...How do you know if the view is "seasonal" or not unless the leaves are off the trees? How big a canal? The Houston ship channel or a 2 ft wide irrigation canal in Canon City, CO? On and on.

Yeah, it still feels like the "form filling" approach is the funny enough, wrong way, to fill out the forms. The entire UX/UI around the new UAD needs a rethink.

But will it decrease needed commentary explaining the nuances.

The new UAD does not focus on "modernization"; it aims to efficiently suck more data from the report. However, many of the new data points are irrelevant and will not contribute to improved valuations.

They seem more interested in a simplified home inspection for things irrevelant to the appraisal. Needing micro info when the appraisal is a macro valuations. if the fee don't go up, I'll hopefuly being going more fix and flips.
