UAD Format for Manufactured Home

And, what would be your form of choice if the property is a MH, double wide that is a condo unit in a manufactured home condominium?

MH's in our primary market(Virginia) are rare as hen's teeth. They are common when I do appraisals in North Carolina. But, we have a Manufactured Home Condominium in Virginia Beach. The request was a VA request.

Since it is a condominium unit in a condo we used the condo form.:shrug:
 
The UCDP overview does state that 1004C reports must be delivered to the UCDP (see bottom of p1 of 4).

But as others have stated the UAD overview also makes it clear it doesn't have to be UAD compliant.

So IMO what they really want, if they understand what they're asking for at all, is an XML version of the report to plop in the UCDP, not a UAD compliant appraisal - if that makes any sense. Seems like Fannie/Freddie want to datamine all reports, but don't necessarily care if some don't have a ruleset to run against.

My choice of reporting format would depend on the stated needs of the client.
 
ZDFenton - that's exactly what I did when my client said they wanted UAD. They didn't really want UAD, they wanted XML, they just didn't understand the difference.
 
Hi, What exactly is XML? Sorry not tech savvy at all and I just got my first manufactored order in a year. I know Stars will ask for a UAD report...

Oh Don, I had one of these about two weeks ago... in a 55+ deed restricted complex, on leased land.... the only thing that saved my sanity was it was for an equity line and no one does equity lines on manufactured homes in our area.... I really was thinking of going crazy as not such a bad place to be... I was grateful that one was cancelled...
