"We" pale-face? A lot of us do not touch either FHA nor GSEs with a ten foot pole. Let them teach their own classes - FHA used to quite frequently where I live - led by their (licensed) Underwriters and reviewers.

I don't see that. But if they want uniformity why didn't they adopt Harrison's nomenclature? Or a AIA book on styles. They are out there. I have a couple of them. Just fix the "style" issue with a set standard.

Around here it depends. The Cape Cods with no upstairs bath usually sell for less than an equal ranch. If you have a bath on the second floor. The prices are more in line with a 2 story.

There is no requirement that it be cloud based. The role of the software provider will not change. They will provide the software - and that may be on the local machine or in the cloud. Look at TurboTax. You can buy a version that installs on your machine, or use a web based version.

So much recent news on intellectual fraud at the highest levels in the most prestigious (as well as many less prestigious) universities.

You can just imagine, that if that is the case, there must certainly be immense fraud at the highest levels in nearly all appraisal organizations.

I don't name names. But surely the fraud is deep and widespread.

An interesting parallel is that most of the intellectual fraud goes back to invalid and even fabricated data.

- And that is what we are seeing everywhere - invalid, falsifiied, negligently recorded data, missing data, maniputlated data.with improper analysis of whatever data is thus obtained.

Nearly everywhere.

Things aren't just getting worse, they were already bad. Very bad.

And now that we have these companies spending time and money analyzing MLS photos --- they don't have a clue what they are doing. .....
 
fannie can do a final value adjustment on any appraisal they have. let's call it a justice adjustment. your value plus $ for the amount of justice needed.
but, they still need a real value system to test their avm justice model against. don't want to over justice.
