I've never had a problem doing it like that. They get my response and it's a done deal. They know I won't give them more and I don't care if they don't care...so we're even ;) They can drop me if they don't like to play by the rules.

Yeah but such as pain just even having to respond like that.
 
In form reports the appraiser already certifies that the most similar sales were used.


APPRAISER’S CERTIFICATION: The Appraiser certifies and agrees that:

7. I selected and used comparable sales that are locationally, physically, and functionally the most similar to the subject property.
 
the problem is the lender's level of tolerance. i have a client that below 2.5 score they don't ask anything. so, it's a client issue. you are at least in charge of that picking process. funny thing i learned long ago. the client that pays you the least annoys you the most.

I think that holds true for many businesses, not just appraisal!
