Uhaul rental income in Mini Storage complex

Roughly 100% of the U-Haul Self Storage Facilities?
And if it isn't a U-Haul then it is Ryder, Penske or Budget. Not that unusual to blanketly exclude the income.

Not one mini-storage facility I have appraised has any rental truck franchise. In my county there is one U Haul facility and they have mini storage that is significantly smaller than the other properties.

While I can appreciate that your market may not have many self storage facilities that also have truck and/or equipment rental, but do you really think that your market is representative of the entire market segment across the country? Suffice it to say that a blanket approach will not apply everywhere but the larger self storage markets often contain these types of facilities.
