The following link should take you to a local paper which has a good article about how appraisers have been accomplices in some of the housing issues. Both of the local appraisers quoted are really good appraisers who know what they are doing.

While the article may be true as far as coercion is concerned, everything related to appraisal is anecdotal. They "write" mostly about AVMs but there is no instance quoted that confirms any monkey business by an appraiser took place. More SCARE tactics.
