Well I'm glad you guys "got" that PE was joking. I thought that was his actual response. I bet Adept thought so too. You know PE you should really put smiley faces or something on those posts so we know you are joking. One of the newer appraisers on the board might take it seriously.

Leave it to someone to come in and poo poo the idea of Mental Incurable Obsolescence ... so sad. :rof:

PS ... To those that may have used it within a report, I have not been paid to be their mentor. If they didnt get it, probably shouldnt be in the business anyway. My guess .. MIO ... :shrug:.

You have ALL missed the point. You have done a thorough job explaining the market conditions and why the subject falls outside the predominant range.

All they really want to see is a short statement by the appraiser that acknowledges the final value is outside the predominant range but marketability is not affected. (Unless, of course, it IS affected. If so, then you must demonstrate in the report what has to be done to cure that problem)
