Undue influence

In todays quirky, sometimes mean environment what to you is an undue influence?

is it the obvious request of a, comp check/value check request?

Blacklist threat?

Or is it something more subtle? ie - Is the rush to provide speedy service under threat of being moved to different tiers for tardiness an undue influence?

Is the pressure to provide speedy service something a board member should consider when reviewing a state complaint?

Or in a state complaint, is it you signed up for the assignment, so live with it?

I have been getting a new kind of pressure of late from Realtors. Usually they complain if the appraisal does not support the purchase price. But now I have been hearing from Realtors working on REOS that want the lowest value, and get cranky when I come up with something I think is more market based. In one case it seems that the Realtor had a house sold to an associate for about $25,000 less than my market value. He called me just raging. I asked whom he was representing, the client or his wallet? End of that call.

Is a scope of work specified by the client acceptable?


Response:
It is if that scope of work allows the appraiser to develop credible assignment results. If the scope of work specified by the client does not allow the development of credible assignment results, the appraiser needs to discuss changing the scope of work or withdraw from the assignment.
