Uniform Appraisal Dataset-Design/Style?

Wow, I just looked over the UAD myself. Anything to make it easier for the form fillers. I certainly hope the software providers help us all out with drop down menus on each field so that we are sure to place the acceptable abbreviations in the appropriate boxes. I am sure they will, at an added cost. In the meantime the AMCs will use this new uniformity of reporting as another club to bash over our heads and further drive down fees.

The public records in Clark County Nevada have a "Type Style" field. It usually says 1 story or 2 story, so this is basically what they are described as locally. We could use neo-eclectic for most as it means they take a variety of style elements and attach them to a stucco box.
I believe you are correct, Wayne, and Neoeclectic will likely be a common and in many cases, appropriate response. I'm looking at the house across the street from me as I compose this post. It is single story, built within the last 10 years but I would not call it a ranch, as the hipped roof is too steep for a ranch. I suspect the designer was going after a French look, especially given the "slate-look" shingles. However, the front porch has square, grouped half-columns set on stone-veneered bases, reminiscent of the Craftsman look. So what it is? It's not really Contemporary in that it derives at least some elements of its character from traditional styles, rather than strictly from its own materials and structure.

Eclectic? Naw, that period ended in the 1940s. Neoeclectic? Yeah, why not? French-Craftsman Neoeclectic? Sure. How about "Neoeclectic with French and Craftsman influences." Works.

The McAlester book that Peter mentioned earlier is an excellent book that should be in every residential appraiser's library. Another architectural book that I enjoy and often reference is "American House Styles" by John Milnes Baker, A.I.A. The ISBN number for the McAlester book is 0-394-73969-8 and for the Baker book 0-393-03421-6
 
Adapting to the changes in the appraisal system has been a constant for survival for 20+ years now. It will continue to happen. Adapt or move on to something else.
 
Call it whatever they want as best you can. But when you call it for the cost approach do it right.
