Unintended consequence of reviews

That's not really my job as an appraiser, it's also not really my concern what or how others complete their appraisal reports, it's always been my opinion that if someone is that bad of an appraiser and turning in such bad appraisal reports, they will pay the price, because at some point, it will catch up to them. I'm to busy keeping my own house in order and no offense, but the people who's job it is to go after bad appraisers, like I don't know, say a regulator, are the ones who get paid to do such things, not me or any other appraiser.
If no one files a complaint the only option for regulators is to audit every licensee. CA has the authority to do that but I guarantee you will not enjoy that approach.

More to the point of my prior post, don’t b*tch about bad appraisers if you’re not willing to file a complaint when you come across a bad appraisal.

AGAIN, that's not the job of ANY appraiser, so appraisers are suppose to make a living, work for their clients, work on appraisal orders, work weekends and holidays, deal with UW's and all kinds of other things AND monitor other appraisers and basically be the appraisal police, for free mind you, if they see a bad appraisal report, that's just not realistic, most appraisers have a hard enough time keeping their own house and order, while just trying to eek out a decent living, which is getting HARDER and HARDER with each passing day.

I quite frankly don't understand, how you don't understand the resistance to signing a complaint, when the simple fact of the matter is, most appraisers have other things to spend their time on and pretty much NOTHING to gain by filing or signing a complaint on another appraiser.:unsure::unsure:
I wouldn't get paid for it. I really don't get paid for the work I do do. Whoever you want to blame it on. There is no way I am going to take on the responsibility of reviewing another appraiser's work if I am not going to get paid for the time I should spend on it.

And last but not least, I use MARS and advanced methods that no one else expects appraisers to use. I cannot expect other appraisers to follow my standards. And I don't want to lower my standards to do reviews. So, I consider myself automatically excluded from doing reviews. --->. And I expect other appraisers, to a lesser extent, probably feel the same way.

As I said previously, not sure if I was clear enough, but I don't complain about bad appraisers EVER, it's NONE of my business what or how others complete their appraisal reports, that's on them.

AGAIN, go use your response on someone else, because again, you'll NEVER see me on AF or ANYWHERE complaining about "bad appraisers" as it's a waste of time.
 
I have done some reviews lately and I am shocked how bad some of these reports are. I think some of these form fillers need to go back to either school or to their mentors. USPAP violations on basically every report that I have reviewed. Lenders or AMC's don't care. What happened to the days or producing a quality report ? This profession is in decline

Oh good god. Stop with the histrionics. CA isn't gonna audit every licensee - they don't have the resources. Nor does any state.

Their mentors are the reason they perform so poorly in many cases...

If peers don't use MARS, no need to use MARS and other advanced methods. It's about completing the assignments at most efficient way.

They have the authority to do so and you are correct that it does take resources. It can be done as I was lead in developing an audit program for AMCs.
