Unpermitted Additions

Later when I have more time, I'll try and surf up some that made the news out there. Egos are big, and if it's not permitted, its not being taxed, so it has to go. There is no building cert, or engineering cert, required when it was not constructed with a permit, to them, its flat illegally there and has to go.

I've always enjoyed being a spectator in the never ending permit wars in the forum, I've even considered spraying some gasoline on the debate, but decided against it because it might actually take fuel out of the fire. : -)

In a nutshell, my primary concern is an addition or conversion that is completed in such a manner that a permit isn't obtainable. I suppose I fall somewhere between a slob and a permit copper. .....like most values, in the middle of the range. :-)
 
Q26. If the subject property features an unpermitted addition, can the square footage of the unpermitted addition be included in the total gross living area reported on the appraisal report?

If the appraiser has identified an addition(s) that does not have the required permit, the appraiser must comment on the quality and appearance of the work and assess the impact, if any, on the market value of the subject.
