Debra~

I totally agree with Pamela.

You sound like you're a really nice, caring person; and it is also sounds like this lender is trying to take advantage of you!

It's time to put your foot down!

ps~ Pamela~ Maybe you should move NORTH...things aren't like that up here (or at least with me).....yet!

Susan,

Thanks, but... I'm originally from Michigan and I really, really do NOT want to see snow ever again. I love the warm weather!!!

My guess is you are going to get stiffed on this one no matter what you do. Sounds like taking care of the new business was reasonable given this clients endless string additional requirements. In the future you might want to up your fees to this client in anticipation of the extra work. Keep in mind that thier darling appraiser is 3 hours away and is going to quote them a higher fee for time and mileage.

It's your call on the suburban issue, it's really a subjective call based on the access to employment, shopping, roads, zoning (both current and long term master plan), rate of change, etc. etc..

Hello again!

This one just won't go away! :x The lender called tonight and somebody not him-had a review appraisal done. The other appraiser never called me. Supposedly she didn't call the owners either and used the courthouse records which are low in square footage and don't show the 2200 square foot basement and all the extra features inside the home. I've never had this situation before. She got about 90% of what I did for a value. Advice please! Thanks!!!

Debra,

If everything you've done is well documented and justifiable, stick with what you did and tell them they can choose whichever report they want to use but, you are finished with this one.

I have a client that sends me reviews and they do not want me to contact the original appraiser.... I do not. Sometimes, I would like to be able to. It very unfortunate that too many appraisers feel that they must slam another appraiser on a review instead of sticking with the facts.

Again, everything depends upon your documentation and justification of your adjustments. As long as you truly believe you've done a good job, let go and move on to the next.

As usual, Pamela, you are right on.
