Couldn't give a brief synopsis of the course that would do it justice. It did cover areas that several other posters have suggested such as going to other areas to find true comparables(being careful to adjust for locational differences), using comps that bracket the overimprovement, doing a detailed H&BU analysis, a market survey of agents and other appraisers.
Your subject won't be your typical three cookie cutter comps URAR appraisal.
It might be worth your time to invest in the course as it had several case studies/examples similar to what you are dealing with.
