Upcoming Changes To Real Property Appraiser Qualifications

No one is going to get a bachelor's to become an appraiser. They may already have one and decide to become an appraiser, but still.....

My state already does background checks, so no biggie. What's the beef with the new rules? Other than convincing people to not get in this business, we still have plenty of appraisers from the 2000s boom. At least for residential.

As of January 1, 2015, background checks will be required for EVERY real property appraiser.

That is incorrect. The wording off the Foundations website is as follows:

All candidates for a real property appraiser credential must undergo background screening. State appraiser regulatory agencies are strongly encouraged to perform background checks on existing credential holders as well.

The key phrase is "strongly encourage". It does not say states must mandate such checks. Some states probably will some state most likely will not make existing credential holders have back ground checks.

As I have said many times I have no dog in this fight. I will be retired by the time this rolls out but it seems to me to be a complete waste of time and resources. Many have been licensed for 20 years or so. You would think any character flaws would have surfaced.

But I am personally more opposed to the college requirement more then anything.

Bachelor's degrees are the new high school diploma.

You were a God back in the 50's if you graduated high school. Now you will be dancing for dollars (see 'dog ate my shoes' thread) if you don't go to college.

I am not so sure that is true. The percentage of college grads has hovered around 25 percent for the last 50 or so years. Correct me if I am wrong but if you do please provide a reference.

How nuts is it that most colleges offer remedial math and reading courses?

"No Child Left Behind" = give them a high school diploma if they show up to class on most days

I thought Joan Trice was in charge of Back Round Checks..... What will she do after this is implemented?

Nobody knows to what extent the college req will change or benefit the profession.

But how can anyone dispute the fact that on the res side at least (and many commercial also do res, so they are affected), on the res side, the appraisal field has performed more poorly over the past decade and had a sharper decrease in compensation than virtually any other profession.(and most professions that are recognized as such require a college degree )

To sum up, the HS only entry bar has failed miserably, at least in the last decade. "They" had their chance and blew it, so to keep the bar so low in the face of hard evidence of failure is ludicrous.
