When I was doing forensic appraisal reviews, the majority of them were oddballs type properties with large adjustments. So at first look, they looked really bad, but when reviewed, they weren't. You get algorithms or desk type reviews done by non geographically competent people, you are going to get the difficult assignments flagged. A more competent way to do this is put it out for a forensic review, or even just a standard field review. They are overwhelming our state boards.

I did notice that the state commission was down to 3 members....all I know is that it is part-of-history.

That's good. The most likely reason is that someone looked into the complaint and decided that it had little or no merit.

Yip yip hooray. As you learned and which i always say. You never want the state to look at your appraisal. The perception of guilt can age you with worry, let alone the little mistakes that they will come up with to fine you.
