The standard usda verbage if on septic is. The septic system appears to be in good working order.



I was asked to include this verbage in my report. Should I do this. Is this standard verbage? :fiddle:
 
I wouldn't unless I included after it something like..."however the appraiser is not a qualified septic inspector and an inspection by a licensed or qualified inspector is recommended."

That's assuming there is no visible evidence of septic failure.

I don't know if its standard for USDA or not but the above CYA statement is included in all of my reports involving septic systems. My statement usually starts with "The appraiser observed no obvious evidence of septic failure, however..."
 
I agree with Marks statement. Do not put yoursel in a bind if you are not a professional in that area.
