well, if that's certainly true for this thread, and all the other threads, then there is only one thing that i have to say "sooo. go talk to yourself then".

If the appraiser is executing the scope of work then he is driving the comps. Not taking a picture is ridiculous and everyone knows it.

Reminds me of an old girlfriend that used to say, "While you are down there......"

Yes I'm driving by but it doesn't mean I have to stop, admire and photograph it, unless I get compensated.

I used an MLS pic last week. I had either a technological hiccup or operator error, and the photo of one of the comparables was lost or erased. I'd taken (and kept) photos of two other comps in the SD - they were in the report; it wasn't an FHA loan; the lender prefers but doesn't require that the appraiser take "original" photos; the report was due.

I put the photo in the report with the notation that it was an MLS photo. I also put a note on P. 3 of the URAR that Comp # was an MLS photo, as well as a statement in the text addendum that Com # was and MLS photo, and a brief statement why. It isn't (or hasn't been) an issue: if it becomes one, I'll deal with it. This client would have much preferred to have appraisal delivered on time than to have delivery delayed because of this photo issue.
