Let's see, minimize cost.

Interesting. Zaio and AVM's can do all that?
 
We ALL use technology to analyze data collection. In CA we call it MLS and public records that are on line.

Sounds to me like some techie is trying to BS someone who knows nothing about appraisal.
 
AVM's are accurate. :) Besides, you really want to try to do 20,000 appraisals per year without a computer? :)


The software used in tax assessment is use by a qualified Appraiser which is different from mortgage lender's use of AVMs that lack the benefit of a licensed Appraiser. The Assessor is bound by sections of USPAP that deal with mass appraising; however an AVM is not an appraisal and is not subject to any standards.

The noted statement is comparing apples and oranges.
 
The only thing missing from your post, George, is a factual basis for any of those conclusions. Last year, I applied for a modeler's job with an AVM company. The fellow they hired instead was licensed (MAI, Phd). Three years ago, I applied for a modeler's job in an assessment office, the guy they hiired was not licensed. You might be surprised to find mass appraising is mas appriaising whehter the client is a private company or a government agency.

My comment was intended to show that the valuation software works just fine. Accuracy goes down as the coverage area increases, because that causes the quality of data to go down.

One of the candidates in this article that was quoted is Frank Gregoire, whose credentials will stretch from here to the moon! He is also chairman of the Florida Appraisal Board. To have over 100,000 parcels in the county individually appraised would require several hundred appraisers full time. You hire the smartest IT professionals!
