Thanks for sharing that. You are correct, it is a good overview - and a good explanation of why the report is so much better for the underwriter.

useful for what...that is an infomercial...they hate that addendum...the borg cannot compute :rof:

It is very good synopsis. Made my blood pressure go down.

"A Product Set: Legacy 2.6 Forms vs. Six 3.6 Products

Under UAD 2.6, different scopes of work are tied to different forms. Lenders think of a 1004 for traditional appraisals, a 1004D for both appraisal updates and completion reports, and a 1007 for rent schedules, often delivered as a separate form.

UAD 3.6 reorganizes this into a coherent product family built on a single data standard. There are six core products (traditional, desktop, hybrid, exterior-only, appraisal update, and completion report) all expressed through the same dynamic structure. The rent schedule is no longer a standalone 1007 in most situations; instead, it is embedded as a section within the 3.6 report, with the legacy 1007 reserved for limited use cases.

Operationally, this means lenders will need to order and track updates and completions as distinct products and train staff to look for rent schedule content inside the UAD 3.6 report rather than expecting a separate 1007 PDF."

It is more dynamic based on the subject attributes. That is sweet.

DATA mining and commingling of fees is still in picture.

Hey, but it's dynamic, it can adjust.

Evidently not that dynamic. LOL

It is not a PDF, it is a web page. The direct link is in the OP.

Ahhhhh, I saw it pop up, then the page switched to class sign in, then try to figure where to find it again after sign in. But that's all right, i did one, have done a template, wasn't as hard as i thought. Just more expensive to fill in when you need a program to fill out all the minutia needed for the subject and sales grid. I read the report, cute breakout sections to easily read, but time consuming to fill in.

But maybe not, with my template and additional subj/comps info program loader , i don't think will be more time than the 3.6. But we haven't gotten raise since covid. Talked to one direct lender who said that appraisers were talking about a higher fee, but no numbers were mentioned. Our real dollars per appraisal, based on inflation, has gone downhill. That is the coming sign of the end of a once good profession.
