Using A 20 Mile Radius As The Neighborhood

A rural area is usually small and large residential properties, economic agriculture, or non-commercial vacant land within the sphere of influences of a town or community that provides basic services, fire and police protection as well as schools and shopping.
 
I had a rather lengthy conversation with an appraiser who believed the entire city of Colorado Springs was the neighborhood. Seems he said this to support using sales that were as much as 10 miles away. My opinion was he said that to support a value substantially higher than any sales in the subject's actual neighborhood.
 
I have seen you argue this before but I am not sure I buy it. Below is a "town (cough, cough)" that has no bank, no market, no schools and is basically all SFR with a couple small businesses that barely survive. In order to go to a bank you have to drive six miles. In order to get to Johnny's band concert you have to drive nine miles.

I did not realize that citing the actual wording in a defined term was "arguing" - I thought it was just citing. :)

Argue, discuss, state, it was not personal. How about this, I have seen you post this opinion before and I am still not sure I buy it. :)
