Using MH as a comp

First, I never heard of the term Village in America
Maybe not in CA no surprise there. Pretty common in most of the country. Village, town, city. Each is defined by size and population.
 
village is bigger than a cross roads and smaller than a boro. i have seen some here noted as the village of. but, probable from england times when we were the colonies.

i just happen to be old enough to remember it being used.
i don't expect the young king fernando to deal with the common villages.
 
Rural areas, you gotta use what's happening in the market. If the market consists of a substantial number of manufactured housing, you would be negligent in not analyzing their place in the market and the relationship to the property you're appraising. If you can substantiate a market reaction for quality, then those may be the best comps to use.
