you are contradicting yourself. where did you find the comps to do the appraisal? accept that is your marketing area for the 1004 mc. CU is a computer, makes sense to just put a 0 in the form. i don't let the n/a thought to rest in my brain anymore, wasted energy. would a buyer have looked at the sales you used. if not, then don't do the appraisal, it's possible that sometimes you can't do an appraisal, or risk doing a "mistake laden" report as the board would say. underwriters will favor CU over your philosophical opinion about the concept of n/a. .
