How do MLS providers handle appraisers who share logins or access data without being members of that MLS?
Our local area MLS has a program that can tell. I have not seen it personally, but when it first came out one of the local appraisers who has seen it in action said it is very effective. I think MLS is a total scam, but you can't appraise in many areas without it. I'd rather pay their extortion than bump around from county to county trying to scoop up that data at the accessor's office though. Dang, I think I just had a selectability and ICS flashback. I wonder how many big city appraisers don't even know what those are?
Fun factoid, our MLS sheets used to have the appraiser data right on the sheet at the bottom. Talk about the good ol days. Most the local appraisers knew who's data was reliable and who's was not. I have not written a report since I retired from the VA, but suspect the local appraiser data is still available. Back when I wrote reports, they (a local appraiser) put it in some kind of on line storage so we would have access to all that data.
