You have to keep taking USPAP because appraisers don't understand they are suppose to make the deal work. If not, then all those rules and regulations will come down on you. The revisions to USPAP include new rules about 'bias' so your especially suppose to make value for all properties, regardless of neighborhood. No appraiser was ever investigated if they hit value. : )

Regulars on this forum (which might amount to ~100 of us) are exposed to a lot more hours and a lot more detailed discussion of these topics that most appraisers. The other forums may have more regulars but the totals are still less than 3% of the appraiser population. The CE requirements to maintain a license are oriented to the needs of the many, not the comparatively few.

The problem is that despite taking a class every couple of years... many appraisers still don't know USPAP. I see it nearly everyday in the reports I review.

my point exactly...no matter how many times they cram it down your throat...you either understand or you dont...and are you turning in these law breakers to the state?
