OK folks a new year is upon us and it is time to actually read all that canned gibberish in your addendums. I am still reviewing 2007 reports with "This is a complete appraisal" and "Departure was not invoked". Looked at one yesterday with some of the most convoluted logic about the cost approach I've ever seen. Something to the effect of if I did it you can't rely on it for anything and if I didn't do it but I thought it was applicable and I didn't do it it was because I didn't elect to use departure because fannie said it wasn't required unless I did do it then I didn't elect to use departure in this complete/summary appraisal....
Anyway, I know most everyone in the world has caught up with 2006 USPAP and I appreciate their brief and lucid coments. But to you few stragglers, it is now time. While you are in there you might as well delete your references to Supplemental Standards because those are gone now too...
