OK folks a new year is upon us and it is time to actually read all that canned gibberish in your addendums. I am still reviewing 2007 reports with "This is a complete appraisal" and "Departure was not invoked". Looked at one yesterday with some of the most convoluted logic about the cost approach I've ever seen. Something to the effect of if I did it you can't rely on it for anything and if I didn't do it but I thought it was applicable and I didn't do it it was because I didn't elect to use departure because fannie said it wasn't required unless I did do it then I didn't elect to use departure in this complete/summary appraisal....

Anyway, I know most everyone in the world has caught up with 2006 USPAP and I appreciate their brief and lucid coments. But to you few stragglers, it is now time. While you are in there you might as well delete your references to Supplemental Standards because those are gone now too...

What you speak of makes the appraiser look stupid and makes you wonder what other areas they are deficient in.

RANT ON !! AND REFER TO THE STATE OR USPAP ETHICS AND COMPETENCY REQUIREMENTS MEAN........NOTHING.
 
Cindy, You gotta settle down, or your going to have to apply for a "Black Helicopter Licence"
 
As part of your review could you and did you send a nice message to the offending appraiser? Could you and did you remind them what year this is and to clean up their addenda? Could you and did you point out specific faults so they could be addressed?

I realize some types of reviews limit your interaction with the appraiser. But, who better than you the reviewer to let them know of their shortcomings?

I'l forgive you for THINKING that the Appraisal Board is worth addressing a complaint too. Cause like myself when I moved here I THOUGHT the Board actually would be the place to file complaints. However I have visted the Board several times & have learned that this is the best State in the Union to commint fraud as an Appraiser,.

What?

You expect appraisers to actually exhibit a semblance of professionalism?

You must be an optimist.

No - I did not contact the aprpaiser directly as I did not have permission from the client and did not want to spend as much time as it would take to go over all of the issues. But, one of the ones that set me off this weekend is a regular poster on this forum so I guess you could say I sent a nice message to the appraiser.
