USPAP Question About Value Estimate In Relation To Recent Sale

Yoy've posted numerous times you won't use REO sales because they "sell below market value".
If that's true, then it wouldn't be hard to post a link. But that's you're twisted view of what I said, and there is no such a link.
 
Last I saw, the 1004 has a line adjustment for market conditions/date of sale.
My post have nothing to do with adjustments made in the grid. They are about saying that a prior sale (of the subject or a comp) was "below market value." That is an appraisal opinion, and has nothing to do with the grid supplied. The grid supplied is the summary of support for the current value opinion. :)

You replied at the same time as my edit on that post
I was talking about using it as a comp. Regardless, the appraiser hopefully has a market conditions analysis that supports that variance, if there was a market condition variance. Obviously one needs to make sure that there were no other influences that affected value when saying "this is the cause".
