USPAP what's that?

Every so often I see something that makes me wonder if anyone even reads USPAP anymore.

Imagine a so called dual professional bragging online that they will appraise a listing for free, improve a bank’s appraisal value, challenge the bank’s appraiser, and meet them at the property to provide credibility.

That is not marketing, it is malpractice.

You cannot serve as both the listing agent and appraiser on the same property. You cannot improve or challenge an independent valuation. You cannot sell influence and call it credibility.

This kind of behavior is exactly why I wrote Mein Comp: The Last Appraiser to expose how greed and ignorance are eroding the foundation of our profession.

I see what they're trying to do: put a trained professional-grade valuation on the property (for the sellers) during a listing and providing subject info, comps and analysis to the lender's appraiser and assist with an ROV if that comes up. They need to better articulate the difference between the role of a broker engaging in brokerage advocacy activity vs a appraiser's non-advocacy when engaging as an outsider to the transaction.

It's been my experience that most appraisers - including the donkeys - want to think of themselves as doing the right thing, same as everyone else. If you wanted to help them out you could send them a screengrab from the ETHICS RULE and a reference to the SR2-3 certs

This is, effectively, all BS. Appraisers do all of these things simply by keeping their mouths shut. If they satisfy the client, they get more work; that is the unwritten payoff. If they obstruct the client's wishes, they get less work. And that is the punishment.

The only thing that works is strict standards and protocols that specify, in detail, the right way to do things as well as clearly outline the wrong ways.

USPAP is and always has been a very weak standard.

The crooks worship it.
