UW wants condition changed to Average.

I used five comparables on this one. One was next to the subject, another is a half a block away. Any person that read the report could draw a good picture of the neighborhood.

I'm writing this clown, I mean Loan Officer a letter, stating if they would like the report to be "subject to" necessary repairs. I would have offered this at the time of his call, but the a** hung up on me.

What really gets me, I described the home in detail on the report, with all photos, and adjustments on EVERY comp on condition. HOW COULD THIS HOME BE AVERAGE????????

As far as getting paid upfront, no s**t, but such is life. LOL
I do have a statement via email to go ahead and submit report, and the LO will make sure I get paid. I think I will end up getting paid on this one.
 
Most lenders I know will not even accept "average-" therefore, if there are significant physical problems I usually make the appraisal "subject to" because anything but "average" will kill the loan. However, I usually notify the lender before completing the appraisal. Their choice......"fair" "average-" "avg/fair" OR......."subject to" guess which they choose? And NO I won't look the other way.....
 
Jim...the client cannot ask the appraiser to do anything contrary to USPAP and either the guidelines of the secondary market buying the loan package including the appraisal or the supplimental standard of either the insuring or guarantying agency, ie, FHA or VA.


I agree. Where did I say they could?
