V.a. Addendum To Fee Appraiser's Report

Rather than finding proof for the lender that you don't have to do it, why not challenge them to prove that you do have to do it? Let them search the handbook and call the RLC for guidance.

The truth is that the VA Central Office in DC is trying to eliminate the individual RLC requirements and develop a higher level of continuity across all RLCs. If it is not in the 26-7 or the official circulars, the RLC should not require it.
 
Rec'd this response from Cleveland V.A. and sent this to the SAR:

(excerpt) There was no circular published as Cleveland was the only RLC using the addendum. Appraisers may choose to use it, however it is NOT a required form. All information on it is required to be in the report, so if you’ve included the information anywhere in your report, it’s ok.

So, the next V.A. appraisal I did for this company was reviewed today by the same SAR. Guess what? "Please provide the V.A. Addendum".....
Ya' can't make this stuff up! :(
 
In July 2007, about the only time the VA Handbook has changed since 2001, "Subsection j has been changed by deleting the requirement for appraisers to specifically identify unvented fireplaces or space heaters." However, if you DO identify an unvented heater in a home, the SAR is still required to condition the Notice of Value with the 'unvented heater' verbiage found in Ch. 13.06 where it talks about how to condition the NOV [p. 13-23]. There has been no VA Circular that references unvented heaters.
