Received yesterday at Noon. Made appointment & Inspected at 2 PM. Research took 30 minutes. Property 2 miles from my office. Liquidation appraisal. Uploaded completed report today at 2:30 PM. Townhouse, lots of sales. Fastest turn time I have done in a very long time. Owner was very cooperative. Full interior, lot's of photos. Fair condition.

Congratulations First time in 35 years : ) LMAO

Yeah, sometimes they just fall together. Hate to set that kind of precedent.

I have many VA appraises that are done within that time period. I only take 4 VAS a week and can set them up pretty quick.

The good guys do win once in a while! Right on!!

Congrats, it will now be expected for every single one even if you're denied access.

Don’t make a habit of it. If you get a random audit and they see appraisals with a one day or worse, same day turn time it is a red flag that you are not putting sufficient time into doing a competent job. I believe you that in this case, the planets aligned and you were able to do a good job in that time frame. Auditors are not as forgiving.
