VA abbreviations "LGI"

It's always fun to go to the house and say "I'm a VA appraiser and they want to take away your house so can I come in?" Beware the owner who tells you to get the hell off my porch (or property). I take a photo of the front and proceed with a 2055. Many also say "we decided to keep the house so we don't need an appraisal." I was told 3 unreturned phone calls also counts. You don't have to physically knock on the door 3 times, but probably should at least once if they don't have a phone or whatever.

Make two telephone attempts at times the owner is most likely to be home. If no answer, find out from the lender whether the house is occupied. If occupied, knock on the subject door to attempt access. If unsuccessful, do an exterior-only appraisal on 2055. If vacant, lender is responsible to provide access. Be sure to communicate with your RLC regarding inability to access property.
