VA Appraisal Came In Unrealistically Low

Yes I am a VA appraiser. The lender has no relationship with you. The appraisal is done for the lender and the VA as the client. The buyer and the seller are not the clients. The buyer has a right to a copy of the appraisal as the customer of the lender. The seller I am afraid has no standing when it comes to the appraisal.
 
The VA has a process known as the Tidewater Initiative. When an appraiser determines that sales data does not support the sales contract price, the appraiser is obligated to notify the lender and delay completing the report for two business days to give the lender a chance to submit any data that they think supports the sales contract price. It is kind of like a Reconsideration of Value, but it happens before the the appraisal is finalized. The lenders typically contact the real estate people and ask for additional sales. The VA is proactive and has the Reconsideration part before the appraisal is finalized.
 
If you can get your hands on the appraisal. You can easily find an appraiser to review it for $75.


That way you will have a leg to stand on.

Using fee is prejudice. There's lots of appraisers come on here that are willing to pay for a supervisor.

So this reviewer pays $500 out of pocket to an SRA to get review experience. Unbelievable? Well, lots real posts by real people that say diff.

I'm just saying. You can get that thing reviewed by a real appraiser for $75. They won't be SRA or certified (1st engaged appraiser) But what's that matter? If it mattered to joe public. Why have those license levels.
 
So you want this poor citizen, that already has questions and doubts about the process, to use some hack for $75 bucks.
If he can get a copy of the report, he should put some effort into research looking for a qualified and respected local appraiser to review the report. I do not know any respected appraiser that will complete a review for $75.
