VA Appraisal Request Cancellations

Tell that it wont last to the many on here who have done nothing but VA stuff most of their careers and shunned any other work, which makes sense if you work in one of the areas they pay well.

When some of them post I take their comments with a grain of salt as they live in an entirely different appraisal universe than the rest of us and don't get the issues we go through with typical clients but good for them.

VA work has kept me busy for many years. I also do private case work for attorneys and cash buyers. I have been fortunate in that I don't have to deal with AMC's for the most part. I've saved most of my life and made some good real estate investments. If the VA stopped tomorrow I'd still be OK financially. Or simply go back and sell real estate as an agent/broker. Or better yet, go and work at Walmart for a weekly paycheck. The way that residential appraising seems to be heading, Walmart might be the best bet.

We definitely can. The VA told me on the phone and stated so in an email.

Here is the actual email:
Thank you for your inquiry. Your request to cancel has been processed. Per VA guidelines a reasonable fee for partial work already performed may be charged at the discretion of the appraiser.
Appraisers who have completed the appraisal report may charge the full fee. In the event the file needs to be reactivate please notify the VA at

2 to 4 hours just to set up? are you in a rural market or do you have online info?

Reminds me of that famous line "Word of my demise has been greatly exaggerated" as the deceased showed up for his funeral:rof: And, 30 years + ago when I was in real estate working as an agent/broker, I heard it often said that in 5 years there would only be about 5 very large real estate companies, that the days of small company real estate firms was soon going to be over. My God! there must be at least 10 new real estate companies that pop up in my market every year. It is most likely that I will be gone for may years before there is an end to Residential Appraisals. :dancefool:

Hopefully you are right in regards to appraisers.

As for real estate companies, I think those agents better start to celebrate each time they get a full 3% commission, cause those days will end sooner than ours. With everything online, discount firms popping up willing to list at 1% commission and the numerous wholesalers who buy a home directly from the homeowners(no commissions), do minor fixes and list it themselves(no commission taken by them as its their company) are taking up a large chunk of the listing market.

The biggest such outfit in my area, OpenDoor, has over 900 listings currently while owning 1,010 homes. Thats 1,000 purchased by them without typical realtor commissions that "regular agents" won't have access to as they get all the homes through direct mailers to homeowners and pay cash, then when the wholesaler does re-list, thats another 1,000 listings that regular agents have no shot at...That 1,000 listings should turn over every few months and they probably look at 4,000+ listings just in my market a year. That is a big chunk continuing to grow that realtors are missing out on.
