VA Appraisal SFR with ADU

Does the public in general pay more for intended use that they don't need. That's the issue here with adu, so very few of them. Lucky if i find one sale in 2 years going out further.
If they don't want it, they are not likely a potential buyer. It could have many potential uses depending on the buyer and seller. It could be like a studio, office, in law suite, teenager housing, etc.

If you didn't have a use for it, you likely would not be interested in it.
 
That is why I would want to know why this owner built it. I would love cost too on what it cost them to build it.
 
But there being only 1 adu sale in the last 2 years, is telling you what it is worth to the majority of buyers, not a specific use in need by that buyer. So how do you adjust for 1 buyer out of 100 needing that use. Kinda like a swimming pool here where the use is maybe 3-4 months a year. And i have to read every listing to try and find one.

Depends on your buyer and what they may want to use it for. I won't reach out and say over improvement likely. I don't even know if this is refinance or purchase.

The appraiser has some ADU sales in subject market. It could be liquidation for all I know.

I know a veteran is involved. I got that part.

Trust me I have hurt some veterans' feelings on appraisals. I make some very happy. I have alligator skin.

I always focus on the subject property real property rights. It limits interference. I am very inquisitive on the appraisal problem. Sometimes adamant.

Some would say I can be an A-hole.

I keep the door wide open and want to communicate with the Veteran if I need to. I want the Vet to feel free to call me anytime. I almost always tell them they will get a copy of my appraisal.

My phone is active 24/7. Sometimes I still have to explain I can't discuss the appraised value with you. I can't send a copy of appraisal to you. You can call me if you have questions regarding the appraisal.

I'll send the questions back through lender and VA. I'll tell VET please notify your lender on this and I will address it.
