VA Escape Clause

well i thought i would go read the new chapter 10 just in case there was something else interesting in there. but the current pamphlet 26-7 i found shows the same revision date but no mention of the escape clause. i don't understand this...

Make sure you're reading the correct "new" chapter. The last time I looked at it on the portal, it was a separate link. And was labeled "New Chapter" or similar - for all of the new publications.
 
If you are doing VA work, suggest a good review of All the chapters in the VA LHB 26-7 because there have been many recent changes. Looks like Chap 13 is available now too and as far as I know, that's the most recent update that's available to the public. If this link works like it should, it will show you which chapters have been updated as well as having the prior versions.

Thank you Lycabull. Received this reminder from the Phoenix RLC yesterday-

Chapter 10 Appraisal Process (New) became effective June 9.

Chapter 11 Appraisal Report (New) became effective May 23, 2019.

Chapter 12 MPR (NEW) became effective June 26, 2019.

Chapter 13 Notices of Value (NEW) became effective August 8, 2019.



Please review these chapters thoroughly as changes and additions have been made.

Which contradicts what is in writing in all the new updates..I'll stick with the written word. I have just been stating if it was included and viewed or not since the handbook was updated under the contract section of the report.
 
And it is its own document. I have seen 5+ of them now and we have an FHA/VA amendment in our TREC contracts that state pretty much the same thing, but I have been supplied with both.

IT DOES NOT CONTRADICTS .. THE CHANGES WAS MADE LAS WEEK .. GO TO THE VA WEBSITE AND LOOK AGAIN AND YOU WILL FIND THIS IS NOT LONGER THERE.. THEREFORE THERE IS NO CONTRADICTION... OR MAKE THE CALL TO VA.. NUMBER IS GIVEN ... I DO NOT NEED TO BE ARGUING ABOUT THIS. I THOUGHT LET EVERYONE KNOWS ABOUT THE FACTS AND HELP BY GIVEN THIS INFORMATION TO EVERYONE... YOU SHOULD GO AND CHECK IT UP YOURSELVES..

Just to ADD. The above info came from the FLORIDA REPEAT .. .FLORIDA VA REGIONAL CENTER. WHICH APPLIES TO FLORIDA VA APPRAISALS.. THEREFORE IF OTHERS STATES REQUIRES STILL DOES NOT HAVE UPDATED THAT IS ANOTHER STORY. BUT FLORIDA VA APPRAISAL DOES NOT HAVE TO NOR IT IS NOT REQUIRE.

Question - What if there is a situation needing an inspection for VA purposes? For instance, a crawl space that has issues that are beyond the appraiser's construction/health knowledge. Something which would be much better diagnosed by a building inspector. There are many examples where the appraiser may not be the most suited professional to know if a problem exists or not. I'm not sure I understand that part where we can no longer make the appraisal subject to an inspection. by somebody else.
