VA fees increase with new forms?

Sorry, I know you love your emojis but you are wrong. Most of the VA appraisers in my area are between the ages of 30-55. This isn't 1999 anymore.

Hah! Bully for you guys! I have fond memories of spending 3 months at Maxwell AFB at the JAG School up in Montgomery back in 1992.

Here in San Antonio (aka 'Military City USA') I am assuming that the typical age profile is a bit higher, because there is so much work due to the military/veteran/retiree population that it makes no sense to retire if you can get $800 for doing just one appraisal once in a while.

I was deliberately making an overstatement to make a point - though if you are accurate about your area, that is a welcome development. I gave up ever getting on the panel (again) in the Houston Region because I realize that these openings come ... in decades, not years! :ROFLMAO: That's the way it was in CA until they opened it up in 2016 for applications during the beginning of the Refi boom, which is when I got on that panel.

P.S. You are darn tootin' I love my emojis - and I use them sparingly around here! You should see me on my other, hobby, forum! :coolsmiley:

If VA adopts it, their ENTIRE panel is likely to retire overnight. :ROFLMAO:

VA panels are Geezer Central. They have basically already retired from most work. Those are the guys who are holding on to the VA appraising Golden Goose til they keel over and are the LEAST likely appraiser profiles to be willing, or capable of, trying to learn The UAD 3.6 Abomination ... OTOH, that WILL open up the panel to new guys ... C'Est La Vie ...

I've been on the VA panel for over 20 years, love the work, but I'm not sure I will be in the future as I'm thinking now about moving out of GSE / data collection work. It's beyond ridiculous. All we will be doing is updating the GSE data base with information that they use.

The GSE's want data. Lot's of it. Ceiling heights, elevations etc. Guess what, those items really don't equal a credible estimate of value. They are superficial data.
Even the old geezers on the panel continue to have one of the best loss ratio's in the purchase or refi markets. It "an't broke, don't change it".

Would you please show the documentation for this? Or is this one of those things that everyone "just knows"?

VA's golden goose is VA needed no bailout. Look at all the big players that needed bailout. VA stands alone in needing no bailout.

VA did not appear in the congressional bias hearings. All the other big players appeared before congressional committee.

you get luxuries if you needed no bailout.

Funny how this is common knowledge, yet AI can't find a hint of the facts? Figures don't lie and liars don't provide figures. Why do you think the GSEs won't show the data they rely on to prove appraisers are racist and less competent than anyone else providing valuations?

"Total loan volume: The VA has guaranteed a total of almost $4 trillion in home loans since 1944, as of August 2025.
Default cost: The actual dollar amount the VA has paid out to lenders for defaulted loans is not publicly disclosed."

It is hard to fathom how weak a mind must be to believe that those willing to lie about killing veterans to minimize their accountability for not doing their jobs would be truthful in all other reporting.

"Yes, there are documented cases where VA personnel have falsified records to cover a lack of performance in serving veterans. This has included manipulating appointment wait times to appear compliant and altering medical records to suggest a veteran declined care, which can have dangerous consequences. These instances have been investigated by the VA's Office of Inspector General, and some employees have been charged with crimes. "

VA Has worked with Fannie in it's developing the 3.6 and is implementing it later next year. No your not getting s heads up from your RLC. No different than when they adopted the original UAD they will announce it when their ready but all the major VA lenders say it's going 3 6.
