VA MPR for New Manufactured Home

HI all,

My son is active duty National Guard and is ordering a new manufactured home. I haven't done any manufactured home appraisals. Can someone please tell me what the VA requirements are for new man. homes? I know it has to be permanently attached, but I've heard there are other requirements concerning the driveway and road from the public highway. Can someone fill me in or tell me where the requirements are laid out.
 
The hard part will be getting anywhere near their projected value. The manufactured home sellers still have a habit of inflating the price and thinking they can lump in the $16,000 in seller concessions to the price. Every time I have done one of these, I have never been anywhere near their projected value with their new manufactured homes they sold on the MLS.
 
Obviously it will have to comply with local code if there is any. I don't think the county where I live allows any new permits for manufactured homes. Local code would be number 1.

After that, VA could answer any questions to your son directly. 1-(877) 827-3702.

It is not a Tennessee thing. Many Counties in TN will issue permits for manufactured homes. Tennessee has tons of manufactured homes.
 
Even within a local jurisdictions, sometimes there are even smaller areas will not allow the permit for manufactured homes for various reasons. Cross that boundary and then look at code for the new building permit.

Then VA can answer your son directly with him being a veteran.

Your local building code department can give your son specifics on their requirements. Even if there is not building code, there is still a jurisdiction where the home will be that has requirements.

If it gets to that state of the appraiser, then get your son to provide the appraiser with the information they have.

Most of that is probably like delivery and initial setup. The seller wants that money in the sales price. The appraiser should have a copy of the sales contract. Maybe. Hopefully. The appraiser could require that.

The veteran will have it. The lender will most likely require it.
