I would very much like to do what George suggested as a learning experience. I've never done this type of assignment before.

The problem is....the situation is all wrong. The first part is fine.... how much is Market to charge a business for parking. The second part "He would like an appraisal showing what income the neighbor owes her" is a Hatfield and McCoys situation.... that analysis is going to be scrutinized between two feuding neighbors.

I don't understand why this guy just didn't go to Miss Daycare and state "I noticed your employees and customers are using my lot. How about we come to an agreement? Get yourself an appraisal of how much parking would cost for your business and we'll go from there...."

If Miss Daycare acts like a Karen, tells him to pound sand, up go the 4x4 posts with chain hooked to them preventing cars from pulling in. If Miss Daycare is smart and wants to provide convenience to her customers for dropping off and picking up, plus parking for her employees, she'd consider it. So easy.....
