Validox State Compliance Reviews

Just got reviewed by the above compliance company. The Arizona Appraiser Site shows the reviewer being licensed on 1/2016 and a renewal date of 1/2020. All the boxes were checked yes which means pass. However, the last box was checked no and states I did not discuss the 3 year rule which is a USPAP infraction. WELL, the 3 year rule has been a part of my template since the rule was create. I have the rule on the first page of additional comments under the heading "SCOPE OF WORK".

I called the AMC shown on the report and complained. The person I spoke with said they do not monitor those reports. HOWEVER, he did say he remembers another call which the appraiser complaining about the same issue.

Just wondering how many others have received this compliance review with the same issue?

Did you complain or did you seek an explanation as to how they missed the comments ??

Is it not also on page 2 where you acknowledge the prior 3 year research ??

I just added an additional comment as to the reviewer being a trainee. For about 5 to 6 years back when I was in the State of Illinois & prior to moving to Arizona, I was doing retrospective reviews for buy back demands (all litigation work with end users being Republic Mortgage Insurance and Fannie Mae). When you do litigation work, you better have all your T's crossed and your I's dotted.

I think that you have 2 threads going on this. I am not aware of Validox using trainees but I think that your issue may be that the prior service statement has to be on a certification page.


Per the Ethics Rule - You must disclose to the client the type of prior service you performed regarding the property and
this must be included in the report certification. This disclosure is not limited to services provided as part of appraisal practice and must state the time period three years immediately preceding acceptance of the assignment. Therefore, each service must be disclosed to the client and appear in the certification.
